India’s Office Leasing Market Maintains Growth Momentum in 2026

New Delhi, Sep 28: India’s office leasing market continued to expand in 2026, with companies leasing 54.4 million sq ft of office space during January-September, marking a 7 per cent increase over the same period last year.

The growth reflects steady demand from businesses across key sectors and points to continued activity in India’s commercial real estate market.

The rise in office leasing is being supported by companies expanding their operations, setting up new teams and increasing their presence in major business hubs. Demand is also shifting towards modern office spaces with better connectivity, employee facilities and technology-enabled infrastructure.

Global Capability Centres (GCCs) remain an important source of demand. Multinational companies are increasingly expanding their Indian operations across technology, research, engineering, finance, analytics and other specialised functions.

The continued expansion of GCCs is also strengthening India's position as a global business and talent hub. Beyond office space, their growth can support employment in high-skilled sectors and generate demand for services linked to commercial workplaces.

The technology sector and other knowledge-driven industries are also contributing to office demand as companies increase investments in areas such as artificial intelligence, cloud computing, digital services and cybersecurity.

The positive leasing trend is supporting the wider commercial real estate ecosystem. Higher demand can encourage developers to invest in new office projects while creating opportunities for construction, interiors, facilities management, transport, hospitality and other supporting services.

The expansion of business activity can also benefit surrounding urban economies. Growing employment centres typically generate additional demand for housing, retail outlets, restaurants, transport and other local services.

Office requirements are also evolving as companies focus increasingly on flexible and efficient workplaces. Developers and property owners are responding with better-designed buildings, improved employee amenities, sustainable features and stronger digital infrastructure.

For India's commercial real estate sector, the continued rise in leasing provides a positive signal of underlying business activity. The January-September performance suggests that demand for quality office space remains strong despite changing workplace patterns.

The growth in office leasing therefore represents more than an increase in occupied commercial space. It reflects continued corporate expansion and investment, while supporting employment, urban development and a broader network of businesses connected to India's office economy.
